Development of a bancable feasability study for the financing of a hotel project in Leipzig, Germany.

In 2012, the benchmark. REAL Estate Development GmbH acquired a plot of approx. 1,800m² in a prime inner city location in the Leipziger Museumswinkel. The planning envisaged the development of two hotels with around 300 rooms.
In September 2013, Horwath HTL was commissioned to prepare a bankable feasibility study for the financing of the project. After a successful financing and project realization, the project was sold to BNP Paribas REIM Germany as

part of a forward-deal.
The ceremonial opening of both hotels took place in the late summer of 2016. The hotels are operated under the Accor brands ibis budget (168 rooms) and ibis (125 rooms). In addition, there are 78 parking spaces in an underground car park, which is leased by Apcoa and about 300m² of retail space. In total, around 8,800 m² of gross floor area above ground (in total 10,800 m²) were realized.
